Daniel Island's houses are new by Lowcountry standards. That is the reason mold turns up here in ways it never does in an old peninsula house. The island was master planned between the Cooper and the Wando and built out from the late 1990s onward around Seven Farms Drive, with plenty of lots backing straight onto tidal marsh. It was annexed by the City of Charleston, though the Wando side faces Mount Pleasant and every drive to the peninsula crosses the Cooper.
These are tight envelopes: fiber cement or stucco outside, a slab or a shallow crawl underneath, insulation and air sealing done to a modern standard. Very little outside air leaks in. Very little inside air leaks out. The house keeps whatever moisture is already in it.
Then the air conditioner works against you. Sized for the hottest afternoon of the year, it satisfies the thermostat in short bursts on an ordinary humid day and shuts off before the coil has pulled much water out of the air. The number on the wall reads comfortable. The air is still wet. Growth shows up on the back of a headboard against an exterior wall, in a closet on the marsh side and behind a sofa in a room nobody uses.

How does a house this new end up with growth on a bedroom wall?
By staying humid while it stays cool. Damp indoor air condenses on the coolest and least ventilated surfaces it can find. In a modern island house those are exactly the spots you have covered up: the drywall behind a bed pushed against an exterior wall, the floor of a closet on the marsh side, the corner of a guest room with the door shut all summer. Nothing failed. No pipe leaked. The house was simply never dried.
Marsh-front lots make it harder in a way no builder can design out. The Cooper and the Wando keep the surrounding air at the top end of humid for months. Every time a door opens onto a screened porch that air comes in. Short cooling cycles never take it back out.
The houses with a shallow crawl instead of a slab add a second path. That void is close to the marsh water table on the lots backing onto the creek, so the underside of the floor stays cool and damp while the rooms above stay sealed. Owners chasing a smell in a downstairs bedroom often find it started under the joists rather than in the wall.
Which rooms does a short-cycling air conditioner leave damp?
The ones furthest from the return and the ones you keep closed. A guest room off Seven Farms Drive with the door shut, a bonus room over a garage, a walk-in closet on an exterior wall: air barely moves through any of them, so they hold moisture the rest of the house has already shed. A cheap humidity gauge left in that room usually tells the story before a lab does.
Sampling settles the argument once you can smell something. A trap in the closed room and a trap outdoors, run the same afternoon, separate a house that is merely humid from a house with a colony behind the drywall. Here the outdoor catch matters more than most owners expect, because the marsh at the end of the street is generous with spores all year and a bare indoor number would convict an innocent wall.
