Mold Testing on Folly Beach, SC
A Folly Beach house that sits closed between August bookings can put growth on a closet wall before the next guests turn up. The island runs between the Atlantic and the Folly River, marsh on the back side, with Center Street connecting the pier end to the causeway. Salt air is on both sides of every house.
Nearly everything here stands up on pilings. The enclosure at ground level, the garage, the storage room and the outdoor shower, is unconditioned by design. It holds damp, salt-heavy air directly against the underside of the floor you sleep on. None of that is a defect. It becomes one when the air above the floor is left to sit as well.
That is the rental problem in one sentence. A house shut up with the air conditioner switched off has no way to shed the moisture arriving from the marsh. Setting the thermostat high to save power between guests does much the same thing. A week of it in high summer starts something on a closet wall or the back of a sofa cushion.
A word on how we fit: we are the introduction, not the inspector. Owners here get handed to independent samplers who carry their own insurance and answer to the person paying them. We never take a cut of a removal quote, because we do not sell removal.
What does a closed-up rental do to its own air?
It turns the whole house into the cold surface. With the compressor off, indoor humidity climbs to whatever the marsh outside is running. The first cool night puts that moisture onto the walls, the glass and the tile. Interior closets hold it longest, along with the strip of wall a tall piece of furniture keeps covered, because nothing moves the air there. Repeat it week after week through a Folly summer and growth needs no leak, no storm and no broken pipe to get started.
The ground-level enclosure feeds the same problem from below. Salt damp sits under the floor all season. The floor above it never gets warm enough to drive that moisture back out. Owners who leave the thermostat running rather than switching it off see far less of this, especially where interior doors are left open between guests.
The everyday details add up on a rental island. An outdoor shower that drains under the piling enclosure keeps that space wet all season. Wet towels and beach gear come over the causeway from James Island on Folly Road and get shut in a downstairs closet. None of it matters in a house that runs its air. All of it matters in a house that only breathes on changeover day.
How do you show a cleanup actually held before the next booking?
You re-sample after the work is finished and before anything is closed back up. Clearance out here only means something if the material has fully dried first, because a house on a barrier island can be re-wet by its own air within days of the crew leaving. A pass is the indoor counts settling back in line with the outdoor catch taken the same afternoon.
The reason to have someone unconnected run it is obvious once the invoice is on the table. A crew grading its own work has an interest in the result. An owner with a booking calendar has an interest in the truth. A clean report from an independent lab is also the document you want on file if a guest ever raises the question. A failed one is leverage to get the contractor back before the balance is paid.
